An independent look at Charleston-area housing
Cape Island Point Research is a Charleston-based publication that pulls the region's housing data into one place, town by town, and explains what changed each month.
Who's behind it
I'm Brandon, and I live in Charleston with my family. I've been an investor for years and I like to see the numbers for myself. I built this because the Charleston market data I wanted was scattered across Zillow, Redfin, the local MLS and the Census Bureau, and none of it lined up by town. Now it does, and it updates every month.
Cape Island Point Research is an independent personal project.
Why Cape Island
Cape Island sits at the edge of the Cape Romain refuge north of Charleston: a barrier island you can only reach by boat, and one of the East Coast's most important loggerhead nesting beaches. It's a reminder to read conditions carefully before you set a course.
What we are, and aren't
We're independent and unbiased. We aren't a brokerage, lender or agent, we don't sell leads, and we earn nothing when a home sells, so we have no reason to talk the market up or down. We report what the numbers show, good or bad. Every number is credited to its public source on the sources page. Any sponsors will always be labeled.
How it works
Sources and methods: where every number comes from and how it's calculated.
FAQ: why the sources disagree, which number to use, how often it updates.
Questions and topic ideas
Have a question about the data, or a topic you'd like me to dig into? Email brandon@capeislandpoint.com. I read every message, and each month I answer the best reader questions in the market note, without names. I can't advise on individual decisions, but I'm always happy to talk numbers.
